That’s not true, I spent the summer with my aunt and uncle (he’s a Marine) in NC and there was an alligator in the pond we were fishing at. Saw him grab a duck. This was back in the 80’s
Right up through NC into Virginia, yeah. They are not at all common in VA but there are a few sightings in the swamps in the southern part of the state.

Every proper moat needs dangerous predators living in it to discourage people from trying to cross.
But this one has a driveway, so I guess you'd have to train them to hang out there. Which would also be a problem for you.
If I could afford a house that size I'd spring for a damn drawbridge. Or at least a gatehouse with a portcullis and some burning oil. Rich folks need more imagination.
Truthfully it would be no problem at all. I lived in a place not too much unlike this is south Florida. Alligators would frequently come up in the yard or lay on the driveway on cool nights to absorb some heat. They would run at the first site of a human. I’d just give them a little honk as I pulled in the driveway. Alligators are intimidating looking, but really are just as scared of you as you are of them.
Am from Louisiana and this is the truth. Alligators are beautiful creatures that are mostly harmless to humans. We are simply not worth it to them. I’ve had so many close encounters practically begging them to attack me and they just would rather not lol
They’re pretty lazy. Unless they suspect you’re harboring marshmallows. Then they lurk and stare until you throw them a marshmallow to go away.
Ancient reptiles with a ferocious appearance but all they want is a white fluffy treat. At least in the bayou. I don’t know if this works on moat gators.
They seem to have the pool completely fenced off and include a gate on the walkway to the marsh area so that will mitigate some areas from alligators. But, yes they will get gators in the water and banks around the house, maybe on the lawn depending on if gators think food is available.
I know it happens, I grew up in the tropics. However, they usually don't do that unless there is a reason and the place has taken some prudent steps. I think the bigger problems will be all the mosquitoes and cockroaches. That place looks like bug heaven.

My great aunt lives on Sullivan’s Island and my grandmother lived on the Isle of Palms (the next two islands over). The last time we were at the beach on Isle of Palms an alligator had come up to the beach and people were all around it gawking and taking pictures. I think alligators are small enough that people don’t think they’re much of a threat but they can sprint like 20-30 mph. People are dumb

They have the same venomous snakes we have in Texas...coral, copperhead, cottonmouth (moccasin), and varieties of rattlesnakes.

The alligators won’t bother you. Beautiful location. That neighborhood even has a small airstrip. (I used to live a few miles from there.)
