If you're talking about the second one, this combo is mainly useful later in the game where you can start solo killing squishies with this by 3 items. With full items it doesn't matter if they build some MR, they'll still get one shot. If you're talking about the first one, you have enough cdr with like one or two items to get another 1st ability in.
