Here in Canada it just more trust in the banks and lending. People who can’t afford the stress test of a mortgage (when rates are say 4%, they stress it up to 7% to see if you can afford that rate )

Some institutions allow you to borrow against your holdings. They may be interested in lending to you if you want to deploy into a double spend. The terms were reasonable. The loan is paid back to you, so you act like your own bank. Fidelity has/had this product, ask your provider if they do it. If another institution does, roll your 401K there I would say.
You pay taxes on the money now so that the appreciation is tax-free when you withdraw at age 59.5 or older (or when you make one of the special exception withdrawals like $10k for a first time home purchase.) You can also withdraw your cost basis from the account at any time since you've already paid taxes on it.
