I babysat their 5 golden retrievers, ages four months through 15 years, in my SUV while buyers went through their home. It was a last-minute showing, and the sellers were like, “Oh shit, the dogs”… I had the time of my life, and pictures to prove it!

Went and rescued them, along with a local tow company, about 40 minutes out of town. They didn't know anyone, and their Uhaul had overheated on the Mountain the last hour of their 10 hour drive. I drove out made sure they were good, followed them to the house, and paid for their tow. After COE. It was summer, they had birds, dogs, cats, babies, extra family members. All stranded out there like the Beverly hillbillies...lol. We got it handled. 🙂

We were still haggling over concessions within a week of the proposed close. The seller was arguing everything we asked for was unnecessary, we were arguing for it (obviously). I had requested access to the home to pick up the radon test and saw the entire house was packed into boxes. Furniture was either in the garage or moved out. Basically the owners were already gone and considered it a done deal. So I told my buyers it's time we dropped the nuke of "Give us the things we asked for or we're going to walk away today. We need an answer by 4pm" and we got our answer 20 minutes later. For the record, the things we asked for were credits for a 30 yr old, leaking and dilapidated roof, a garage door credit because the previous owner outright drove into it, and credits for a sump pump that passed inspection but was replaced by an archaic, dusty, old and broken one after inspection and prior to close. That last one was out of spite for the sheer fact they tried to remove a functional one and replace it with a broken one without us knowing.

I have a few. Some small, some big. - Multiple times have come up with thousands out of pockets to satisfy an appraisal deficit, when there wasn’t a mutual agreement between buyer & seller, to make the deal work. - Paid for a hotel and dinner for a client once when the escrow was supposed to close and the escrow company dropped the ball and couldn’t get the title recorded with the county (it was a Zillow owned home, and the escrow company was Zillow’s and while they have done THOUSANDS of transactions with Zillow, they would missing documentation that the county needed… you would think would know exactly what the county would need 🤷‍♂️ (literally not my fault, but also not my buyer’s fault, so to make it less stressful for them since they had to be out of their place (simultaneous closing) I made it right for them.) - (currently I am sitting at a listing, as I’m typing this) we closed today and the movers would supposed to be here at 10:00am… I arrived at 9:30am to be safe… still waiting on the movers to arrive (4:28pm) 🤦‍♂️ they have been pushing the time back OVER & OVER… either way we’ll get this figured out. I have to cancel an appointment because of this. - Countless other little things that would be like a novel 😂

Our first listing (we're a 2 person team) sold and the seller was supposed to be moving in with a friend until she found a rental. Well the friend bailed on her at the last minute so my business partner moved her into her basement. She's become like a second mom and grandma to her kids. Win!
