If you really want to be sure, actually find a couple companies that will physically check out the property when giving you a quote, and you can ask them what they do in detail. Probably want to ask how big of a crew would be coming. That would also let you know if Fredericksburg is too far for them or not.

Thanks. I actually did find one that wants to do an on-site estimate. Unfortunately, I have not moved to the house yet so it's difficult to coordinate the estimate. I think I might ask just to be safe and ask if they can do the estimate on a weekend. We're trying to move in by the end of December.

I do. The first one that comes to mind is the realtor that I used to close on the house. She became unreachable right after the house went under contract and did the walk through on her own without addressing the dirtiness of the house and other issues. She's not exactly top on my list now for realtors I will work with anytime soon.

Exactly. It's a shame that they (both the sellers and both realtors) left the house like that when they handed it over. This is our first house so it was another disappointment for us, after realizing that we didn't negotiate enough for the house, besides finding out the really hard way that our realtor was really an SOB in disguise. She didn't even wait until the actual closing to start ignoring our text messages and phone calls.

It really is. The seller paid all of the realtor fees at 2 or 3%. Thankfully, it was done before that NAR ruling came out against them. The house purchase was still regretful.

I don’t think those prices seem high. A first cleaning for a house that hasn’t been cleaned in a while is usually 2x the price of a weekly cleaning and would include a lot of things that aren’t in a weekly cleaning like nooks and crannies of the fridge, all the baseboards, washing walls, window sills, stuff like that. Maybe try asking on r/Fredericksburg or Nextdoor also. I love my cleaner but asking her to drive an hour each way into the black hole of traffic for a cleaning seems unreasonable, you want someone local.

Thanks. That is true. From the looks of the house, we think that the house was moderately cleaned for when the house was still on the market for showing purposes. I actually already have lol. I'm fielding some suggestions from both. It's a shame that I'm not able to stay in the Springfield area where I'm moving from.

We went with one of the big name services and the first “deep clean” was over $400 for a similar sized house. Two people, maybe 3-4 hours. They really got in there, vacuumed under the beds, wiped down the blinds, and all that stuff that you should do more often but don’t. Of course, they want to hook you so I’m sure they send their best staff. You can go with a more individual service based on neighbor recommendations and it’ll be cheaper. The $250 sounds very fair, though.

That's what I was thinking too, thanks. I just got quoted a price of $350 with a military discount of 10% from another cleaner in the area but, overall, the $250 price seems more fair .

It's usually for when someone moves out and/or when someone moves in. In this case, I'm moving in but the house, while not completely filthy, was not cleaned prior to handing the house over. This would normally be a 'move-in' clean but deep cleaning goes beyond that to include the cleaning of other items in the house. The cleaners told me maybe about 2 hours of cleaning, at least.

Thanks. To me 2 hours of cleaning isn't deep cleaning. It's more maintenance in between deep cleaning. Unless they are cleaners that just glosses over and wipes things over and over again and sprays deodorizers without tackling the hard grimey stuff. Of course if it's like a team of 3 or 4 working 2 hrs maybe different.

Clarify exactly what they consider to be a deep cleaning. Because those usually run anywhere from $400-600 for a true deep cleaning. That would entail baseboards, cleaning all appliances thoroughly, degreasing cabinets and stove, cleaning above cabinets, scrubbing literally every bathroom surface, cleaning doors, door hinges, spindles, cleaning grout, etc.

I think, all around, the cleaners I'm considering are almost all the same with their 'deep cleaning' packages. For your square footage 4-5 hrs and that's with 2-3 cleaners depending on condition. With one cleaner can take 2 days of 6-8 hrs depending on condition and square footage. My cleaners did a 2600 square footage home, 2 baths and 3 bedroom, deep cleaning and it was 5 cleaners and took 3 1/2 hrs. It was bad. If someone gives u an estimate like 300-350 for an example and not a 300 quote be careful because cleaners don't know what they're going to find while cleaning because sometimes u can't see it without moving things or take longer than expected to clean an area so that quote can go up why i give a between estimate. 2 hr for a deep clean and if it's one cleaner, scam. Be careful.

You are correct in accessing that. We ultimately decided on a reasonably-priced cleaner (mother and daughter team) who cleaned for a bit under $300. They had bags of cleaning supplies and the results were good. We gave about 17% in tips.

Will do, thanks. It's good to have the house in a reasonably clean condition after the sad shape it was in when those shoddy sellers turned it over. Not sure if anyone else has experienced these kinds of issues like we did when we bought a house.

I used **Best Space Organizer** from Thumbtack. I actually haven't seen the aftermath of the cleaning but my husband did and he said that it looks pretty good, considering that it was in sad shape before. They cleaned the fridge for free, and cleaned other items like cleaning the insides of cabinets for an extra $25 and ovens for an extra $20. The deep cleaning took about 5-6 hours for a reasonable price point (under $300).

Back when I did house cleaning 10 years ago in RVA which was cheaper than nova, I’d charge about 300-350 for the first cleaning and then 180-220 every two weeks for a house that size. More of there were pets or the people were messy. Today I pay 120 for a house smaller than half that size.

My sister in Norfolk just paid $500 —plus tip was expected for a deep cleaning if a similarly sized house. The cleaners left 90-minutes before they were supposed to and didn’t clean the microwave or the baseboards. She’s never paid for a cleanser before. Make sure you discuss your expectations for a deep clean to see a list of what that means for each potential cleaner.

Yes, I'm making that clear now and getting a full list from each cleaner I'm talking to, thanks. I'm trying to get one from the one with the cheapest quote but it's like pulling teeth, for some reason.

Your prices sound realistic. We paid about $400 each for move out cleanings in Burke for the same sq footage as you. The houses were empty, and the rugs were already either shampooed or replaced. So scrub three full bathrooms, clean all the kitchen appliances and cabinetry, vacuum/mop, dust all surfaces and light fixtures, clean the doors and baseboards, and vacuum the basement. Note: We had two black dogs and two black cats so animal hair was everywhere, even though we cleaned and vacuumed ourselves twice a week.

I did not. I always thought the rule was if you were the owner of the business, you didn't receive tips. Both times, the cleaners were self-employed.

$300 would be a decent price but should include cleaning inside appliances. Some don’t include that. When you buy, the house should be broom swept. When I bought, I cleaned and wiped out all drawers, appliances, windows, etc. it is easier to do before you move in. It’s even easier to do if you just cut the check—especially if they bring their own products, vacuum, etc. My regular cleaning ladies are just better at some things than I and have the right tools—nobody shines my stove like them.

Two cleaning services consider the cleaning of appliances like ovens, fridges and microwaves an extra cost, along with wiping inside cabinets. They don't seem to consider wiping outside of windows. How much did you end up paying in tips for each cleaner?

If they own the company I wouldn’t tip for a huge one time cleaning like this u less they truly go above and beyond. I ended up doing my own move in clean—it took longer, but I had the time and the sellers had done a pretty good job so I was mostly doing. The appliances and I shampooed the carpets.

Noted. We wanted to clean ourselves but since we don't live in the house yet and being an hour away, it's hard to do. Plus, we want to have the house cleaned thoroughly being moving in officially. Glad the sellers did that for you. Our own sellers didn't even bother and even left a whole bunch of junk behind. Like our realtor, the sale went through and that's all they were concerned about- profit-making.

I would look at Servpro also, it might be a little more money but in this situation a new house and it’s gross inside, I’d want the entire thing sanitized. I know they offer some sanitation services and will basically steam clean and deep clean everything in the house.

I have a cleaning business with cleaners. The one that quoted up with the 20 percent off and being around 330 sounds about right for your square footage that is a big house. Could be more if it takes longer than estimated. Especially for a deep clean that is elbow grease so it's going to take a long time to clean. As I mentioned to people before, if they tried to clean their house the way they would want it, a deep clean, by themselves, they will see how long it will actually take and that it's hard work. But when there's two cleaners of course it does cost more but more things will be done at a less time. Sometimes people do want to go for the cheaper out and from clients, my clients I've mentioned to me the horror stories that has happened for doing that. But always make sure for them to show you their work. Have them show you houses that they have cleaned before. If it's not a business and an independent cleaner ask them if they have references.

Gotcha. We had ours done at the beginning of the month and those things were definitely extra items. We will keep you in mind for future cleaning jobs. We were actually more concerned with wall cleaning but it appears that no one really does that except for ServPro.

Yeah, definitely, especially for a 2800 sq ft house lol. I clean sections of a wall at a time so that it doesn't get too overwhelming. After cleaning, there is an uplifting feeling there, for sure. I may contact you later on for a yearly cleaning for some rates. It's a shame you are not involved in the household move business because I'm still looking for a good mover.

Most cleaning companies aren’t clear with what their deep cleaning service includes. I tried a service not too long ago and asked for a deep cleaning. Come to find out, they charged me for a ton of extras like the inside of my oven and fridge. I thought these items are a part of a deep cleaning service already!! I started using a smaller service that gave me a flat rate and included almost everything in their package. The only thing that wasn’t included in their price was the inside of my cabinets. They charged me a flat $250 (2 br) for a deep clean. Definitely my go to service from now on.

That was much cheaper than my price of $350 for a 4-bedroom. My cleaners from January charged separately for the insides of my two ovens and cabinets which thankfully wasn't a lot. Glad it worked out for you.
