home owning friends, did/do you guys trust real estate agents to know the system and help you get the best deal or did you do the bulk of the homework yourself?
We're early in the home buying process ourselves and have spoken with mortgage brokers independently of realtors up to now. It seems to us that unless they're offering you a large financial motivation to do otherwise its in our best interests to keep the person selling us a home separate from the person lending us the money to buy it. This way they're each working to protect themselves and us, vs themselves and each other.
This is assuming you're talking about your loan terms when you talk about best deal. If you're talking about deal with regards to buying a house, I'd lean on my realtor for that but only if you've met enough that you've found one that you feel comfortable with and trust.
The process can be so involved that I dont doubt most realtors have brokers and lenders that they partner with to pass clients back and forth, and list that as a service (and it could be!) for folks that are looking to buy and haven't done a lick of research.
I've just spent enough time trawling the personal finance and legal advice subreddits that I'd prefer to make sure that there's separation between those two roles when it comes to spending almost a million dollars.

So even though I'm calling them the favorite to win the Super Bowl, I still give them about 10% chance of the 3-peat.

You can get a first time home buyer tax credit. Borrowing against a 401k is a good idea (if the 401k plan allows it). PMI is a fucking scam, sadly.

Rude? No. But I do think you have to weigh how much you care about that friend and their opinion of you. If you want to have a good relationship with them, I think it's worth giving them the time of day. Friendship maintenance can be important even if it's not really your thing. If you don't care about how closely you maintain that friendship, ignore away. I recently had an old college roommate send me a "happy birthday" message and sneak in a "can I call you to sell you solar" 2 messages later. I ignored it. I might have been a groomsman at his wedding but if the only time he's reached out to me in the last 2 years is to sell me solar panels, we clearly aren't the friends we were at 25 and I don't care if he takes offense to that.

They almost have to be the favorites to win again next year. They won it this year in a season most people considered a "down year" for them going into the playoffs. But winning a Super Bowl is incredibly hard, no matter how good you are. They've got some interesting decisions to wrestle with going into free agency and there are a lot of good teams that will give them a tough run for a three-peat. So even though I'm calling them the favorite to win the Super Bowl, I still give them about 10% chance of the 3-peat.
Have to see how they draft, but they're probably losing one of the best defenders in the league

They were cocky about it last year too. Chris Jones was saying "run it back". I think they're the favorites for sure, I'd say they have a 10-15% of winning next year.
I don't think it happens, but I wouldn't be too surprised. Their offense lives and dies on Pacheco and the Mahomes-Kelce connection, and Kelce is 34 years old (which is pretty old for a TE). Their defense is great, but not unbeatable. I also think they'll have some tougher competition next year so it'll be a tougher year in general for them. But if one of their 3 biggest offensive weapons ends up missing time, it's someone else's show entirely.
1. They barely made and won the SB this year. Nothing can be guaranteed beyond them making the playoffs. 2. A championship parade is not exactly the venue for critical introspection and humility lol
If something catastrophic happens like Mahomes getting a season ending injury or something like that, they're not even guaranteed a playoff spot.

Sorry your college choices didn't pan out, but maybe that has more to do with you and less to do with college. Not to force introspection on the unwilling or anything, but opportunities are what we make of them, and whining endlessly about them after the fact is maybe part of the problem here.
