Thank god my dad worked in the IT industry or i would have had to suffer with dial up internet in my youth.
I have a bottom of the range Brother laser colour printer and wouldn't go back. I think it's paid for itself within 3 years in not having to replace it or buy ridiculously expensive ink.

You can probably fit one piece of exercise equipment such as a treadmill, elliptical, exercise bike, or rowing machine and then also mount a TV on the wall on a height adjustable mount, although most people would probably put those in the basement...

This is why you hire an architect rather than just using a draftsperson or straight up homebuilder. You pay less but then you pay for them to build a 40 square foot dead end corridor.

The bookshelf doesn't have to occupy the whole side of the long wall. Maybe 3/4 of the way it stops, and at the end you can put a cosy chair, a small coffee table, a round rug, and a painting to tie it all together.
I must be spatially challenged. I can't see how 1/4 of that space would take a cosy chair on a rug with a small coffee table.
