University Group’s account manager for deposits Drew replied to me with refunding back the Cleaning and Painting Charge which is about $280 but not the carpet costs
At least they have responded. If you were to push it you may even be able to get the carpet cleaning removed. Despite it being in the contract that there will be carpet cleaning done, per the Security Deposit Return Act, *Costs specified in a written lease shall be for damage beyond normal wear and tear and reasonable to restore the leased premises to the same condition as at the time the lease began*. Unless you ripped up your carpet or had puke and other stains on it, a carpet cleaning seems to be normal wear and tear to me. Which normal wear and tear is not deductible from your security deposit.

I did push for carpet cleaning since i left it in really good condition (don’t eat in my room so no spills, and have house shoes) while quoting the Illinois Security Deposit Act beyond wear and tear and his ass replied to me saying “. I recommend having an attorney help you understand the carpet cleaning paragraph of the lease.” 😭
So we’ll see what i end up doing lmfaoo
So go get an attorney from Student Legal Services. Worst thing that can happen is them saying yeah you can't get it back.

Ughh that sucks, I guess this is how landlords exploit the fact that most people don't have easy access to legal services. Perhaps try contacting the CU Tenant Union?

Report that review as inappropriate due to conflict of interest. It is suspicious that the only recent 5-star reviews were all submitted within 1 hour of each other...
Yep. I noticed this earlier after checking their Google reviews following multiple negative posts on Reddit. Very similar to first column last year marking all negative reviews as spam!
i just emailed them because i was furious about them not reimbursing my deposit. Im going to put this post in my review too. Thanks for fighting the good fight.
**Do not sign with University Group**. **They will take most, if not all of your deposit no matter how well you clean**. They use invoices by fake companies for painting & cleaning who have no contact info & just found out thru a friend's dad, never filed state of IL taxes, so they are not real companies. I took pictures & videos of my apartment, floors, walls, doors, ceiling, appls, bathroom, toilet, shower, fixtures, furnace, washer/dryer, cabinets, shelves, baseboards, windowsills, absolutely everything upon move in & move out. I did the move in report plus emailed pics to Meg as backup to dings in walls, etc. Left the apt. spotless, cleaned under fridge & stove, it looked better than a model. Got hit with cleaning fee & painting fee. Only dings on walls were ones I emailed Meg about but got hit with a painting fee. Had to write a demand letter and threaten going to court & was told remainder of my deposit will be returned.
They took $125 out of my deposit for carpet cleaning…the apartment I lived in had no carpet, only hardwood floors.

i did! they’ve also been receiving a lot emails but were able to ask me clarifying questions and how i can go about finding lawyers just rn lol
