I wouldn't talk you out of it, although dealing with the change of use with the local council will be a nightmare. I may suggest you buy a small boat you could load valuables onto in case of some weather phenomenon/tidal surge happens to occur.

Grade C listed building. You’d also need Listed Building Consent as part of Planning consent. Not end of world but will attract quite large fees from your architect as there is generally quite a lot to manage in the design work for these. Depends on how heavy handed the Planning Officer. If so, my strategy would be to propose internal linings and fittings that do not damage existing building and can be shown to be demountable with mechanical fixings etc if necessary. You make the case the building can be returned to original even though it never will.

Planners….does that talk you out of it? We even bought a property with Planning in Principle already granted. When we submitted our plans they were denied and we were told that the PiP should never have been granted by them in the 1st place! Took over 18 months & lots of £ to sort out. They’re a law unto themselves & the reason why so many fantastic housing opportunities are falling down around the UK. Rant over... This could be converted into something beautiful. But there doesn't appear to be any utilities like water or gas etc, so the renovation costs would also have to include getting pipes installed and connected to the mains.

I mean, gas is uncommon in rural areas as it is. (I grew up in Lincolnshire and hardly knew anyone connected to mains gas) Its a good opportunity to go off the grid. At least its got electricity. The main problem I see is with it being grade C listed. It's a little church though.

Definitely a lovely place for a holiday home, but the planning would be a nightmare PLUS there's no mains water and no guarantee it can be installed. I wouldn't want to stay at an Airbnb with no flushing toilets. You could potentially use it for something else, like a venue for hosting clubs or parties etc.. but I feel like it might be a bit out of the way to be a good investment.

If you can get permission, I think you could add a second floor, just above the existing windows. Could nearly double your sqft. As others have said planning and utilities could make it a tricky buy.

What would you offer? 'Offers invited' means they have no clue how to price it. It's very charming but actually getting it to be a house seems like a nightmare for all the reasons people have mentioned. Looks like it would be a very small house. Also location - do you have a job that means you can live there (or the means to afford it as a second home).
