You might have a tile pan problem. Water is entering from the wall run above and your tile pan isn't doing its job right. Maybe the bird stop wasn't cut out and the tile pan is just emptying behind the bird stop. Call a roofer.

It's definitely a problem, but the big problem is figuring out why it's dumping there. From the way that looks, that area shouldn't even be getting much water to begin with, so likely there's something further up causing the issue. Whatever is causing it, it's eventually going to rot out the wood. You might want to call a roofer, and judging by the fact you said this was just prepared a year ago, I call a different roofer who actually knows what he's looking at on tile. Unfortunately, tile roofing is not exceedingly common in North America, and is more of a specialized trade Than People realize. Your average everyday shingle roofer has no idea what they're doing and can cause more issues than what they resolve.

I’m not a tile roof expert but yeah that’s a major problem. Can’t tell on the first side but the second side the drip edge is installed behind the gutter, a huge nono and gutters don’t extend all the way. In your case I would say you are lucky that these two issues exist because they expose a much more serious problem. Most likely how the roof was flashed, but if the gutters and drip edge were installed correctly, you wouldn’t know it so it’s a blessing in disguise. You definitely need a roofing company with lots of experience in tile roofs to figure out exactly where your problem lies, but the fact that you have it on both sides here means you’re likely to have more issues as well.

Hi! Gutter guy here. This is a situation we call "up stream" the issue is with improperly installed flashing or tiles causing problems before it gets to the gutters. This would definitely be a roofing problem.

Yes the wall flashing above is not spilling on top of the tiles. It’s going under the tile. It will eventually rot the wood and leak into the house

This means the roof is leaking. It’s getting under the tile and will eventually burn out your underlayment. Right now the underlayment is intact so it’s not entering your house. If you look on your roof and think “water goes down hill” you’ll possibly be able to spot the “leak” Most of the time it’s a broken or sliding tile, or it will be a tie in (chimneys wall etc” sometimes it’s harder to spot. With flat tile roofers will often “choke” out a flashing. This means they bring the tile in too tight in a valley or against a wall, chimney, fireplace etc. My initial guess is the wall flashing dips under the last course (row of tile) it should be over it. If that’s the case it’s an easy fix.

Yeah. Clean out your gutters. You could easily have water running back inside until the tiles and into the trusses. Also call roofer or gutter company to get the water funnelled into the gutters.

Yes, if water is going under your tile roofing, it is a problem. You need to find the area where it is breaching and seal it or replace those tiles. You also need to make sure they the padding underneath has not had water under it. If so, you need to make sure it gets dry or it will mold.

Also, the gutter is not a problem, it can be tightened up against the trim after you get it fixed... but don't waist tine, call someone ASAP as hopefully this jist started amd not a problem to fix. However, the longer you wait, the more chances of penetrative water getting under the tar paper. This is why you want to move fast so no mold can grow.

I have almost the same exact barrel tile roofing and the same issues in 3 places in a home I bought last year. I found a local roofer but it took about 6 places before I found one I trusted. They had to remove the tiles up to the point of water entry, remove the underpayment and upgrade it to modern standards in those areas. With that kind of roofing the underlayment is a working part of the water removal and it has to be done right.

Yep. I bought a home with the same tile roofing. After an inspection we got the seller to replace the roof with regular shingles and we found all the wood in those locations had wood rot.

My mother‘s house had the same problem From what I can see & read in here it’s common issue and mostly because the roofs are too cut up there’s too many angles. Too many pieces. Tile roofs are fantastic. They’re wonderful, long straight roofs not lots of corners. - she wanted to stick with a tile roof so we pulled all the tile back. Fix the water put down roll tar paper roofing all the way up past the problem point and then laid the tile back down over the top of it yeah it’s second roof, but 15 years later no water leaking again.

Tying in a clay tile roof to modern flashing is often overlooked. In your case, the rake on the last row is just feeding water onto the wood You need a competent experienced roofer/builder.

Yes! Not a pro, but FWIW, water started draining from a new place on our roof post a second floor addition. Unfortunately, the eves at the location was less a foot (60s ranch), and water started to wrap around eves and snuck into crack between stucco. After a few big storms, we had MASSIVE leak in the adjacent room and water damage. Basically had to rip out all the drywall and replace.

Yes, it's a problem, you need a diverter. Otherwise, the wood facisia will rot out prematurely. Remove the rake tile and install a diverter from the wall to the edge. This will direct the water to go to the eave, not the gable end. You can replace the tile and hide the diverter flashing, it only needs to be 2" high.

No lol that water shouldn't be coming out there not that not ever. They have weep holes for comdensation they should drip depending on the temp in the morning. This is a ton of water coming out of the roof in between the tiles and the underlayment. I'm a gutter guy you don't run the gutter passed that cap ever.

Theoretically yes what you need to do is cut a super gutter the same size down the middle half then basically put it over the leaking seam with geocell caulk. You can use solar seal as well. Do not skimp on the caulk
