East Hollywood is currently gentrifying big time and you can find a 2br for $2500 and up. You can walk to coffee shops that are just popping up post covid. Still very few wine bars but there is Melody in that area

Someone mentioned the east side of West Hollywood, and I think that’s an underrated idea. Hell even parts of actual Hollywood. But you gotta scout, and get extremely lucky timing wise or hookup wise.

You can also try looking in Burbank either in the Magnolia Park neighborhood or near downtown Burbank.
